1. What is The Energy Network Multifamily Program in Southern California?

The Energy Network Multifamily Program in Southern California (the Program) offers technical assistance and incentives to encourage multifamily property owners to make energy upgrades to their properties. The Program is based on analyzing how the property as a whole uses energy and completing integrated upgrades.

2. What are the benefits of participating?

As a multifamily property owner, you know how expensive your energy costs can be.

But, you may not know that:

Utilities are the single largest controllable cost for multifamily properties.

Making your property energy efficient can result in significant savings on your utility bills.

Today’s energy-efficient systems and durable building materials reduce operating costs and require fewer maintenance calls.

Energy upgrades go straight to your bottom line by reducing your operating costs.

And, there are other benefits in addition to cost savings.

Energy-efficient properties are more competitive in today’s rental market. Tenants are environmentally savvy, financially motivated,and value a modernized,healthy and comfortable living experience. Upgrades can encourage tenants to stay longer and shorten vacancy periods, thereby stabilizing your cash flow.

The energy upgrades that you make will protect your assets and ensure that they endure for years to come.

Energy-efficient properties also tend to have a higher market value when selling.

Your time is precious and your capital dollars are stretched thin. The Program will save you money and time—helping you figure out the most cost-effective energy upgrades and all the various programs, rebates and incentives available to you.

3. What types of properties can participate?

This program is available to owners of multi-unit residential properties. Both market-rate and affordable properties are eligible to participate.

Here are additional criteria:

Property is served by both Southern California Edison and Southern California Gas Company

Building contains a minimum of three (3) units

Project must include at least three energy efficiency measures

Project must work with an approved Rater (Jones Energy Solutions)

Project can achieve a minimum 10% energy improvement

Project must be completed by November 30, 2016 at 11:59PM

4. What types of energy upgrades are eligible?

A wide range of energy and other upgrades are eligible for the Program. The Program’s technical experts can help you create a customized plan to take advantage of your building maintenance schedule, whether it’s a specific system replacement or a major rehabilitation project. Here are some examples of upgrades to consider:

Lighting & Appliances

Lighting. You can reduce a building’s energy load by installing high-efficiency lighting fixtures, using photocells and occupancy sensors for lobbies, garages and laundry areas.

Appliances. Cooking and refrigeration account for a higher proportion of energy use in multifamily buildings than in single-family homes. Energy-efficient washers and refrigerators can save energy.

Small Fixtures. Programmable thermostats and compact fluorescent lights (hardwired) can save electricity and gas.

Envelope

While sealing and insulating make a huge difference in a single-family house, shared walls in multifamily units mean less heating and cooling is lost to the exterior. However, older buildings can still benefit from increased insulation in walls and attics, new energy-efficient windows and cool roofs.

Domestic Hot Water

Water Heating. Installing new, energy-efficient building and in-unit water heaters could offer the single greatest energy and water savings in a building.

Heating, Ventilation and Air Conditioning

If your system pre-dates the State’s 1978 energy efficiency codes, replacing outdated boilers and furnaces, as well as sealing and insulating ducts, can make a big difference.

In-Unit Systems. New small, in-unit systems can make tenants more comfortable and save energy.

Below is a list of eligible measures for the Program.

5. When’s the best time to make energy upgrades?

Three common trigger events in a building’s lifecycle offer convenient opportunities for making integrated building improvements. If you’re planning a system replacement, retrofit, or rehabilitation, the Program is likely a strong fit for your building.

6. What types of incentives and services are available?

Incentives are dependent upon a variety of factors: the size of your property and the percentage (%) improvement in energy efficiency your upgrades accomplish over your property’s existing (or baseline) conditions, among other factors.

The Multifamily Program provides two ways to help you upgrade your property:

Free Technical Assistance – An energy and green building consultant will work with you identify cost- effective upgrade measures for your project and connect you to applicable incentive and rebate programs, taking time-consuming tasks off your plate.

Incentives - Two types of incentives are offered for two distinct project phases: Assessment and Improvement. Assessment incentives help offset the cost of an energy audit. Improvement incentives help offset the cost of purchasing and installing energy conservation measures.

Here’s a summary of what’s available:

7. Do I have to work with a specific contractor?

No, you do not have to work with a specific contractor; you may use any contractor you like. You are required to work with a Participating Rater (Jones Energy Solutions). Jones Energy Solutions will conduct an initial building audit, advise you and your contractor on energy efficient measures, verify the installation of those measures and estimate the project’s energy savings.

8. What are the steps I need to take?

1. Contact our staff at (760)-295-2084.

2. Send an email to multifamily@jonesenergyinfo.com, with Project information such as address, dates of construction, and scopes of work desired.

Once your application has been approved you can:

1. Access consulting: An energy and green building consultant will work with you to identify cost-effective upgrade measures and connect you to incentive programs. Jones Energy Solutions will schedule a site visit to your property to determine program eligibility.

2. Get an assessment: Identify the most cost-effective improvements with an energy audit; cash incentives help offset the cost.

3. Make improvements: Purchase and install energy conservation measures.

4. Receive rebates: Significant incentives and rebates help offset your costs.

9. How long will this program last?

Projects must be completed by November 30, 2016 at 11:59PM
